The choice between ready to move vs under construction flats Bangalore buyers face affects cost, risk and timing. Under-construction homes often carry a lower entry price and payment plans spread over several years. Ready homes cost more upfront but remove uncertainty. This post compares both on the points that matter most. We set out the trade-offs plainly, so each buyer can weigh them against their own plans.
Tax is the first difference. GST applies to under-construction homes, at 5% for non-affordable housing, and adds noticeably to the total cost. By contrast, GST on resale flats that are complete and have their Occupancy Certificate does not apply, so a buyer of a finished home pays only stamp duty and registration, about 7.6% in Karnataka.
The risk of under construction property is the second. Delivery dates can slip, specifications can change and amenities may arrive years after possession. Karnataka RERA registration reduces these risks, but it cannot remove them entirely. A buyer of a completed home, by contrast, can inspect the actual flat, the finishes and the upkeep before paying.
Cash flow is the third. Buyers of under-construction homes often pay rent and an EMI at the same time until possession. A ready home can be occupied or let out immediately, with rent following the A-class benchmark of 3.5–4% a year semi-furnished and 4–4.5% furnished.
Under-construction homes still suit some buyers: those who want the newest layouts, have time to wait and can absorb delay. Ready homes suit families with fixed timelines and investors who want income from day one. SOBHA Palm Court, completed in 2022, is an example of the ready option in North Bengaluru.
Resale value also differs. A completed home in an established community has a visible track record: its upkeep, its tenant demand and its price history can all be checked. An under-construction home's resale value depends on how the finished project turns out, which is harder to predict. For buyers who may sell within a few years, that visibility can matter as much as the purchase price.
Weighing ready to move vs under construction flats Bangalore style comes down to your timeline and appetite for risk. Our team can compare total costs for both options side by side.
